AC Sizing for Older Homes Near Ball State University

The neighborhoods within walking distance of Ball State University, especially the Riverside and Normal City areas, are full of 1920s and 1930s homes that were single-family for the first 60 years of their life and chopped into student rentals sometime after that. The HVAC equipment in these homes is almost always wrong.

Not broken. Wrong. Wrong sizing, wrong return setup, wrong ductwork. And that means landlord complaints, tenant turnover, frozen coils in August, and a compressor failure every 8 years instead of every 15.

Why the old rule of thumb fails on Riverside

The old contractor shortcut was 1 ton of AC per 500 to 600 square feet of conditioned space. On a brand-new tract home in North Muncie that is roughly right. On a 1925 four-square that has been rewired three times, added 800 square feet of upstairs living space, lost its original windows to vinyl replacements, and gained a window unit in the back kitchen, that rule of thumb is meaningless.

The actual cooling load depends on:

  • Insulation level in the attic and walls (often near zero in pre-1940 Muncie homes)
  • Window orientation, glazing type, and shading
  • Air infiltration through the building envelope
  • Internal heat gains from people, electronics, and lighting (higher in 4 to 6 person student rentals)
  • Whether the upstairs gets returned and supplied properly

On these old homes we routinely find rule-of-thumb sizing is off by 25 to 40 percent in either direction. Oversize and the system short-cycles, fails to dehumidify, runs the compressor on more start cycles per day than it was designed for. Undersize and the system runs flat-out from June through August and still does not cool the upstairs bedrooms.

What a Manual J actually does

Manual J is the ACCA load calculation standard. It is a 3 to 5 page worksheet (or modern software) that takes the square footage, wall construction, insulation R-values, window areas and orientations, air infiltration rate, and internal gains, and outputs a real cooling load in BTU per hour. It takes 20 to 40 minutes to run on a single-family home, longer if construction details are unclear.

Manual J is also the basis of any honest installer's equipment sizing. We do it on every replacement quote. If a contractor walks your home and quotes a 3-ton system in 4 minutes without measuring, they did not run the load.

The Ball State rental special

The typical pattern we see on Riverside or Normal City rentals: the home is 1,400 to 1,800 sq ft on paper, the existing AC is 2.5 or 3 tons, the upstairs runs 8 to 10 degrees hotter than the thermostat reads, and the landlord has been replacing capacitors every 3 years.

The diagnosis almost always: undersized return ductwork starving the air handler, plus inadequate supply registers upstairs. The fix is not always a bigger system. Often it is a duct rework, an extra return on the second floor, and a properly sized 2-ton or 2.5-ton system with two-stage cooling that runs longer at lower output to actually pull humidity.

For larger conversions where adding upstairs ducts is impractical (plaster walls, original woodwork the landlord wants to preserve), a single-zone ductless mini-split upstairs paired with the existing central AC downstairs solves the problem for a fraction of the cost of full ductwork.

What landlords should ask for

On any AC replacement quote for an older rental, ask the contractor:

  • Did you run a Manual J? Can I see the output?
  • What is the static pressure on the existing ductwork? Is it within manufacturer spec for the proposed equipment?
  • What is the return duct cross-section? Does it support the new system's airflow?
  • What is the upstairs cooling strategy?
